Who made this

Philip Mitchell

Architectural technologist, Edmonton

I draw houses for a living here in Alberta.

People kept asking me if a price was fair. I had nowhere good to send them, so I built this.

I have no quote to write and nothing to install. Every price lists its source, so you never have to take my word for it.

Does it work where I live?Yes. Pick Alberta and the kind of place you live, from city to rural. Every price adjusts to match. It covers the other provinces and territories too.
Do I need Excel? Will it work on my phone? You don't need Excel. It opens in Google Sheets and Numbers too. It works in the Sheets or Excel phone app, but it was built for a bigger screen. Buy it on your phone if you like, then open it on your computer when you sit down with a quote.
Can't I find this for free? You can find free checklists. They tell you what to check. This tells you what the work should cost where you live, and whether a quote is fair.
What happens after I pay?The estimator arrives by email a minute or two later. No account, no subscription, nothing to log into. If it's not for you, email me within 30 days for a refund, and keep the file.
Order confirmed. Your estimator is on its way.It should reach your inbox in the next few minutes.

Your estimator is the money side. Here's the other half.

Most big bills start small. A crack nobody saw. A gutter nobody cleared.

What a failing roof looks like from the ground.Five things you can see without a ladder, and what each one means. page 09
What's here
  • 5 signs you can spot from the yard
  • What each one usually means
  • Whether to watch it, plan for it, or call now
  • How ice dams form, with a diagram
One example

Icicles along the roof edge usually aren't a roof problem. They're a sign of something happening in your attic.

Page 9 shows what, and why a new roof won't fix it.

The attic check almost nobody does. And what a balanced attic is supposed to look like. page 10
What's here
  • A check you do twice a year, from the yard
  • 3 warning signs inside the attic
  • When to call a roofer
  • What a healthy attic looks like, with a diagram
One example

One blocked vent can stop the air moving on a whole side of your roof. Adding more vents won't fix it.

What to check, and what does fix it, are on page 10.

The ten minute grading check that decides whether your basement stays dry.Plus the four fixes you can do above ground, before anyone digs. page 12
What's here
  • Why most wet basements happen
  • 4 fixes above ground, with a diagram
  • Which cracks are normal
  • Which cracks mean you call an engineer
One example

Most wet basements aren't a foundation problem. They're a drainage problem, and the fixes happen above ground, before anyone digs.

The four fixes, and the crack rule, are on page 12.

The most important six weeks of your year.Including the two outdoor jobs that cannot be done once it freezes. page 27
What's here
  • 8 fall jobs, September to November
  • What to do for each one, and the deadline
  • What to watch for all winter
  • What to do before you travel in winter

Early October: unhook the hoses, close the inside shutoffs, drain the lines, and leave the outdoor taps open.

The other seven jobs and their deadlines are on page 27.

Five questions to ask on the phone, before anyone comes to the house. What each answer tells you about who you are talking to. page 30
What's here
  • Where to find good names
  • 5 questions to ask before anyone comes over
  • Red flags: when to walk away
  • What a fair deposit is

What's here
  • 8 things a real quote has on it
  • Why each one matters
  • How to run the job, day to day
  • When to pay the final bill
One example

Materials should be named: the product, thickness, rating and amount. Not "quality materials."

The other seven lines are on page 31.

What to photograph before you clean up.The source, the extent, the contents. Then who to call, in order. page 40
What's here
  • Step-by-step plans for 3 emergencies
  • Water escaping, heat failing in winter, storm damage
  • What to photograph for your insurer
  • Gas smell or CO alarm: what to do first
One example

Water escaping, step one: close the main shutoff. Not the one under the sink. The main. Do it before you look for the leak.

  • 19 parts of your house, from shingles to the sump pump
  • How many years each one lasts in Canada
  • What wears each one out sooner

7Information only, not professional advice

Our products are general information to help you look after your home. They are not legal, engineering, insurance, or trade advice.

  • Every cost is an indicative 2026 Canadian range, for planning a budget and checking a quote. It is not a quote. Real prices depend on your home, your location, and the market. Always get quotes from qualified contractors.
  • Some work is dangerous, or legally requires a licensed professional. This includes electrical, gas, and structural work, and working on a roof or ladder. When the guide says to call a professional, call one.
  • You are responsible for your own safety and for the decisions you make about your home.

8Free downloads and emails

Our free downloads, like the Freeze-Up List, and our emails are general information too. Sections 7 and 9 apply to them in the same way.

9Limitation of liability

We work hard to make our products accurate and useful, but we cannot promise they are complete, free of errors, or right for your particular home. To the fullest extent the law allows, Magnolia Studios is not responsible for any loss or damage that comes from using them, and our total responsibility to you is limited to the amount you paid.

Nothing in these terms takes away any rights you have under consumer protection law that cannot be waived.

10Governing law

These terms are governed by the laws of Alberta and the federal laws of Canada that apply there.

11Changes

We may update these terms from time to time. The version posted when you buy is the one that applies to your purchase.
